Contaminated Land and Site Assessment
Contaminated
land management is a critical consideration for development
and environmental planning projects within the coastal zone.
The potential occurrence of this hazard must be identified
through a risk assessment prior to project design, or
serious environmental and financial consequences may be
incurred.
Land
contamination can result from a wide variety of commercial,
agricultural or industrial uses. Common soil contaminants
include heavy metals (particularly lead or arsenic),
hydrocarbons, solvents, pesticides, PCB's and asbestos.
These compounds are hazardous to both humans and the
environment, and may persist within the soil profile
indefinitely.
It
is of the utmost importance to determine whether or not a
site being considered for development could be affected by
contamination at the earliest possible stage, as clean up
and remediation operations have significant consequences in
terms of both time and money.
